    Job Description Position: Office Manager Salary: Exempt; Reports to General Manager

    SUMMARY: Maintains an efficient and smooth office environment, while providing administrative support to operations, maintenance and marketing departments that help to increase mall sales and profitability of the shopping center.

    DUTIES & RESPONSIBILITIES:
    1. Develops and maintains good relations with mall merchants including store managers, district managers and regional managers.
    2. Utilize sound accounting practices overseeing accounts payable to include but not limited to processing invoices, monitoring departmental spending and reconciling petty cash receipts.
    3. Oversees accounts receivable collections and processing to include but not limited to deposits, receipts, reconciling outstanding account balances, and preparation of periodic reports on accounts receivable and past due status.
    4. Assists in administering center budget. Assists in budget development, presentation and reforecasting.
    5. Provides confidential administrative support to the General Manager.
    6. Provides assistance to customers via phone and in the office.
    7. Assures proper operation, maintenance and accountability of office equipment.
    8. Proactively monitor and collect payment obligations by leased tenants.
    9. Maintains processing records for marketing, maintenance and CAM budgets.
    10. Assists community groups who wish to utilize center.
    11. Assists in delivery memos, newsletter etc. to mall merchants, as assigned.
    12. Assists other Marketing and Operation departments, as assigned.
    13. Ensure tenant, merchants, vendors and community groups have the appropriate Certificate of Insurance on file with shopping center.
    14.Maintains and creates organization systems for the property.
    15. Acts as a human resource contact for employees at the Center.
    16. Process incoming and outgoing personnel to ensure that appropriate hiring and termination records are being maintained, and forward to home office timely.
    17. Promptly process all Worker's Compensation and Insurance Liability forms to ensure accuracy.
    18. Ensure the proper completion of disability forms and forward to home office timely.
    19. Responsible for all other duties assigned.
    20. Acts as Manager on Duty on Assigned Weekends.

    Education Required: Associates Degree Required, Bachelor's Degree Preferred, with focus in accounting,
    finance or business administration.

    Experience: Minimum of three years

    Other Qualities: Candidate must be a motivated, flexible, possess a positive attitude, have excellent
    communication skills, is highly organized, have the ability to multi-task in energetic and
    busy work environment. Must be proficient in Microsoft Office Suite, Adobe and
    working knowledge of Yardi Systems is a plus.
